Back in fall 2017, a consortium of developers led by Slate Property Group and Meadow Partners picked up a three-floor office building at 570 Fulton Street in Brooklyn. Earlier this week, YIMBY caught wind of their plans via the City Planning Department's environmental review process. According to the Environmental Assessment Statement (EAS), which provides an overview of the proposal and an initial analysis of its potential effects on the environment, the developers strive to build an approximately 40-floor, 558-foot-tall tower that would hold 89,846 gross square feet of offices, 111,249 gsf of residential space, and 12,433 gsf of retail. Hill West is listed as the architects in the document.
The modest, 7,200-square-foot site is located on a triangular block at the meeting of Downtown Brooklyn and Fort Greene. The tower would stand between the developers' now-leasing rental tower One Flatbush, and the 326-unit rental 66 Rockwell Place. The Fulton Street Mall starts across Flatbush Avenue, and the Brooklyn Arts District and Atlantic Terminal are nearby. Most importantly, several subway and bus lines converge at the site, making it ideal for high-density development.

An information website summing up the project, coupled with a few renderings is now online. It explains, "570 Fulton is a project imagined with Brooklyn’s communities in mind. The project will include affordable housing, office space planned for local businesses, and integrated design that will transform the doorway to Downtown Brooklyn."

The EAS shows the developers are seeking to change the underlying C6-4 district to a C6-9 district which would still allow a FAR of 12 for residential uses but increase commercial uses to a FAR of 18. Several rear yard and setback changes are also being sought. City Planning determined the actions would not have a significant adverse impact on the environment.
The applicant justifies the need for the zoning change and special permits explaining the new building would support the city's effort to increase the amount of office development in Downtown Brooklyn. Additionally, 30% or the estimated 139 apartments would be set aside for affordable housing and the project construction would put an emphasis on local MWBE hiring.
