In a recent press release, Silverback Development announced a new $47 million multifamily residential rental project in Upper Manhattan’s Washington/Hudson Heights neighborhood, in partnership with the New York-based Caerus Group. Promising to break ground this summer, the team has penned 212 Wadsworth Avenue as one of the first fully-amenitized buildings of its kind to emerge in the neighborhood.
The 9-story, 125,000-square-foot project will ultimately house 100 rental units ranging in size from studios to two-bedrooms. Approximately 70% will rent at market rate, with the remaining 30% accommodating moderate incomes.

The architect of record for the development is Theodore Hammer of Mancini Duffy. Renderings reveal a glassy façade divided into a grid by black panels, with a setback appearing to yield its top floor and a green rooftop. According to Caerus’ website, the project will keep an eye towards affordable luxury and integrative design. A rendering on the site reveals a light-filled corner residence.
The building will rise on the 15,000-square-foot site purchased by the Caerus Group from Wadsworth Avenue Baptist Church in August 2015 for $8 million. Demolition of the former church is now complete. According to reports, the church will occupy the basement of the new development and share 21 parking spots along with tenants of the rental building above.

This development piggybacks increased commercial growth in Upper Manhattan in recent years, including the upcoming opening of North End, the area’s largest food and beer hall occupying 6,000 square feet in Washington Heights.
Bordered by Fort Washington Park to the west, Fort Tyron Park to the north, Broadway to the east, and West 173rd Street to the south, the micro-neighborhood is situated at the northwest corner of the larger Washington Heights. Chiefly characterized by pre-war residential buildings, the area has seen little to no new construction in recent years, with 212 Wadsworth set to potentially change this trend.

Situated close to Broadway’s main retail corridor, 212 Wadsworth stands just a 3-minute walk from the A and 1 trains, offering transportation to Midtown within twenty minutes.
Other notable residential undertakings by Silverback include the 38-unit 75 Kenmare in NoLIta, and the 22-unit 67 Livingston in Brooklyn Heights. Upon its completion due for this year, the latter tower will reign as the tallest condo building in its Brooklyn neighborhood until One Clinton is finished.
