Planted on a lovely Upper West Side sidestreet of stately pre-wars is 212 West 93rd Street, a ground-up condominium bringing 20 upscale homes to the historic park-sided neighborhood. Designed by Eran Chen's ODA Architecture, the contemporary facade has just been unveiled to reveal what is sure to become a new architectural landmark in the neighborhood.
Built from the inside out, the volumetric mid-rise presents a layered effect with stepped terraces and oversized beveled windows. A whopping 70 percent of apartments have private outdoor space, and all units benefit from abundant light and air. Sales launched earlier this spring, and remaining availabilities range from a one-bedroom for $1.875 million to a four-bedroom with a 489-square-foot private terrace from $6.59 million. Completion is anticipated for later this year.

“It was incredibly exciting for me to work on a project that called for so much equilibrium – between new and old, indoors and outdoors, luxury and functionality” - Eran Chen, Founding Principal and CEO, ODA
The development marks quite a change from the ornate neo-Classical synagogue of Shaare Zedek which some neighbors pushed the city to save through landmark designation. The project's developers, California-based Landsea Homes, and NYC-based Leyton Properties partnered with the cash-strapped congregation in securing the parcel and have carved out a new space with a separate entrance at the base of the new building.
Interiors by GRADE New York present a calm oasis with rich materials, oak-clad floor-to-ceiling windows, and white oak floors. Kitchens come finished with custom-stained Ghiacco grey-lacquer cabinetry, Volakas marble slab countertops and backsplash, and chef-grade Miele appliance suite. Spa-inspired primary baths offer limestone floors with radiant heating, frameless glass showers, and fixtures by Hansgrohe, Duravit, and Kaldewei.
In addition to the private terraces, residents of 212 West 93rd Street have access to a landscaped rooftop with outdoor kitchen and dining and lounging areas. Additional features include a children’s playroom, pet spa station, private storage for purchase, and fitness center with Technogym equipment and The Mirror. The project’s Upper West Side location puts it on a tranquil side street steps from attractions like Central Park, Riverside Park, Columbia University, the American Museum of Natural History, and the Children’s Museum of Manhattan. Local restaurants, services, and the 1/2/3 trains at 96th Street are also a short walk away.
“We set out to create a collection of high-design, high-quality homes that feel modern yet timeless, tranquil yet exciting, with contemporary architecture that genuinely belongs in a historic context – and together ODA and GRADE New York have struck that perfect balance,” said Scott Leyton, Principal at Leyton Properties. “212 West 93rd Street provides every detail desired in a home, in a discreet boutique building with only twenty residences.”
