Is 20-24-26 Marcy Avenue one building or three? In a sense, both are the right answer for the metal-clad Williamsburg rental. Architect Ines Esnal's goal was not to confuse the mailman, but rather to streamline development, make a design statement, and provide in-demand unit arrangements.
Technically, 20-24-26 Marcy are three separate two-unit townhouses, at numbers 20, 24, and 26 Marcy, all with separate entrances. For the builder, the labyrinthine construction code makes filing three townhouse permits much more direct than one for a multi-family building. However, all three are wrapped in a continuous corrugated metal facade, a unified architectural gesture with an industrial flair that references the former garage and service station at the site.

Each townhouse offers two 1,500-square-foot duplexes, each with four en-suite bedrooms intended as co-living space for young professionals. Spacious interiors, ten-foot ceilings, floor-to-ceiling windows, and a white-colored interior palette make the most of light and air in a neighborhood notorious for its cramped, tiny rentals. Each unit comes with private outdoor space, either as balconies, elevated backyard terraces, or roof decks, with sweeping skyline vistas. Ground-level retail adds transparency and pizzazz at the sidewalk.
