In one of New York's most-anticipated launches, sales have commenced at The Greenwich by Rafael Viñoly, one of the esteemed architect’s final projects and named in his honor. The first public availabilities start at $1.115 million for studios, $1.485 million for one-bedrooms, $2.895 million for two-bedrooms, and $4.08 million for three-bedrooms. There is also a collection of loft and penthouse units, but none have come on the market yet.

The Greenwich by Rafael Viñoly was conceived as the Lower Manhattan answer to 432 Park Avenue, another Rafael Viñoly design that transformed its local landscape in terms of height, eye-catching architecture, and luxury. Like its Midtown East counterpart, The Greenwich by Rafael Viñoly is the tallest building in its neighborhood at 88 stories and 912 feet high; but instead of punctuating the facade with windows, it features floor-to-ceiling windows that give the appearance of two sculpted prisms. Rounded corners set it apart in the skyline and make for expansive skyline and river views. It is further distinguished by an exposed concrete column that runs the height of the building.

The Greenwich by Rafael Viñoly has been a long time coming. The building attracted attention seemingly from the time it was on the drawing board, and professional footballer Marco Borriello entered contract to buy an 80th-story unit in January 2019. However, construction slowed as developer Bizzi & Partners experienced disputes with former partners and threats of foreclosure, and the pandemic didn’t help matters. But in February 2023, they got a new partner with Fortress Investment Group and a new round of funding that let them finish the nearly-completed construction. A source says that prospective buyers are currently able to take the construction elevator up to see the unfinished apartments and views, and move-ins are anticipated for later this year.
Interiors and amenities by MARCH
All 272 residences feature interiors by MAWD, whose New York City portfolio includes Lantern House, 565 Broome Soho, and the conversion of 450 Washington Street. The units feature three interior finishes inspired by the building’s surroundings: Terra, with its rich brown tones, evokes the earth, while Aqua recalls the blues and grays of the Hudson River. Stratus’ lighter, softer shades draw inspiration from the clouds.
In any finish palette, the units feature floor-to-ceiling windows prewired for motorized window treatments, ceilings over 10 feet high, and 6” wide white oak flooring. The kitchens come equipped with Miele appliances and Onda Argentata marble countertops and backsplash. The primary baths include radiant heated floors, floor-to-ceiling Covelano marble, and custom-mounted wall vanities. Additional perks include in-unit laundry and climate control thermostat.
Relaxation room with river views
Residents arrive to a triple-height, attended lobby with a suspended chandelier and fireplace that sets the tone for the residences’ luxury and that of the amenities above. The 16th story houses a lounge with seating areas, call pods, coffee bar with pantry and wet bar, indoor/outdoor children’s play area, and outdoor terrace with grills, dining area, and fire pit.
Moreover, while the uppermost levels might traditionally be reserved for penthouses, the top three floors of The Greenwich by Rafael Viñoly have been dedicated to amenities so as to make the most of the panoramic views. The 86th floor hosts a screening room with plush seating and projector, a dining room for 14 with fireplace and catering kitchen, and a “relaxation room” with river views. On the 87th floor, there is a 50-foot lap pool with chaise lounges and a spa with sauna, steam room, massage rooms, and beauty lounge for treatments that can be booked through the building’s concierge. To top it all off is an 88th-story fitness center with weight room and yoga/Pilates studio.
Susan de Franca, President and CEO of Douglas Elliman, the firm marketing the building, says, “The Greenwich by Rafael Viñoly is an incredible new offering as one of the only new development towers with plans to open in the coveted Downtown neighborhood this year.” It is true that it is one of the only new developments to open in the Financial District in 2024, but a number of new buildings have sprung up around it since the groundbreaking. One Wall Street and The Broad Exchange Building are among the office buildings that have been converted to condominiums with historic details preserved inside and out. New construction in the neighborhood includes 130 William and 25 Park Row.
The surrounding area has become increasingly desirable as well. The Greenwich by Rafael Vinoly is across from Trinity Church (where Alexander Hamilton is buried) and a few blocks from the Financial District’s first Whole Foods supermarket. The first United States outpost of Parisian department store Printemps is expected to open at One Wall Street later this year; in the meantime, residents enjoy luxury shopping at Westfield World Trade Center and Brookfield Place. Additional offerings include the Perelman Performing Arts Center, the dining and entertainment at the Seaport, and The Battery. With the Fulton Street transit hub to the north, the Rector Street R/W and the Wall Street 2/3 and 4/5 trains to the south, and the Wall Street ferry terminal to the east, there is no shortage of transportation options.
