Having remade a stretch of the Upper West Side with contemporary yet contextual buildings (see The Westly, 2505 Broadway, and 212 West 93rd Street), acclaimed firm ODA Architecture turns its attention to the Upper East Side with The Harper, a new 21-story condominium at 310 East 86th Street. In anticipation of a sales launch in early 2023, a teaser site has recently gone live.
The Harper is being developed by Izaki Group Investments (IGI), which purchased the site from Extell for $42 million in March 2017. This marks IGI and ODA’s first uptown collaboration, having previously worked together on The Flynn in Chelsea and the conversion of 93 Worth Street in Tribeca. Construction topped out earlier this summer, and the facade is underway. The limestone facade and materials draw from the surrounding context, but The Harper is distinguished by oversized windows, a distinctive cantilever, and multiple setbacks.

The 63 two- through four-bedroom units are expected to start at $2.1 million. Few details are available on the apartments’ interiors, but the setbacks will allow several units to have private terraces. All units will feature gracious layouts and oversized windows. Amenities are set to include a 24-hour attended lobby, the services of a live-in superintendent, a fully equipped fitness center, a children’s art room, a children’s playroom, a game lounge, and a music center. Private storage will be available for purchase.
The Harper is in a prime Yorkville location near Central Park, Carl Schurz Park, Gracie Mansion, Museum Mile, gourmet supermarkets, well-known private schools, and transportation options that include the Second Avenue subway and the NYC Ferry. It is also located in the midst of a building boomlet that has shown the area’s high demand – Beckford House is sold out, Beckford Tower’s two availabilities start at $8.4 million, and the one listing at the Robert A.M. Stern-designed 200 East 83rd Street is a one-bedroom for $2.05 million. Work is also underway on 250 East 83rd Street, an Art Deco-inspired tower on the former site of well-known Italian restaurant Erminia.
