The new rental building known as The Orchard coming to the Lower East Side at 86 Delancey Street is on its way up. It is located at the corner of Delancey Street and Orchard Street and will rise to 12 floors with 24 units. SWA Architecture is the executive architect with Alexander Gorlin Architects responsible for the design; it is being developed by Helm Equities. Recent construction photos courtesy of Promont, the general contractor, show the building rising among the many low-rise prewar structures the historic neighborhood is known for. Previously on this site was the old Moscot eyeglass story; the iconic retail held this location for an impressive 77 years and the structure was demolished for this development.

The building’s design is composed of full-height glass walls, dark metal spandrels and red-accented mullions. The building is mixed-use and will hold two floors of retail followed by 10 floors of residences including duplex units on the 9th through 12th floors. Apartments will have private outdoor space and multiple exposures for occupants to enjoy open views of the area, and an outdoor recreation area will be on the rooftop for all residents to enjoy.
