For all Turtle Bay's waterfront tranquility, the East Side neighborhood has experienced a new development boomlet in recent years. The latest entrant is The Perrie, a 95-unit condominium that has just launched sales. The first of the one-bedroom availabilities start at $885K. A five-unit penthouse collection offers ceilings over 9'5" and private roof terraces in addition to private balconies, but none of these are on the market yet. With all units, buyers will have the option to purchase custom designer furniture packages for a seamless move-in experience.
The 20-story building at 234 East 46th Street was constructed in 1986. Crowdfunding firm Prodigy secured an $81 million loan for the building in 2015 with plans to operate it as AKA United Nations, an extended-stay hotel by Prodigy's partner Korman Communities under its AKA luxury brand. However, this didn't pan out; Prodigy filed for bankruptcy in 2021, and developer Cape Advisors bought the building for $13 million in May 2023. This distinction allows buyers approved by FHA-participating lenders to obtain a mortgage through a government-backed loan that often comes with a lower down payment; additionally, FHA rates are lower than regular mortgage rates at the moment. This gives more people, especially first-time buyers who might appreciate floor plans like The Perrie's, the opportunity for homeownership.

Another benefit is its close proximity to Midtown East offices, including One Vanderbilt and the forthcoming 175 Park Avenue, 350 Park Avenue, and the JPMorgan Chase headquarters at 270 Park Avenue.
