The New York State Attorney General’s office has just approved the offering plan for the Smyth (25-16 37th Avenue), a new condominium in the Dutch Kills section of Long Island City. The Real Deal reports that the total apartment asking price of $39 million gives the units an average of just under $1 million. This move gives developers D.A. Development Group and JBL Development Group the green light to officially launch sales.
The Smyth takes its name from the blacksmiths and craftsmen that once populated the area, as does a design by Brent M. Porter & Associates rich in reclaimed brick and large casement windows with arched openings. The building will comprise two floors of commercial space and, above it, 41 condos, some of which will have their own balconies. Amenities will include an automated parking garage with 78 spaces, rooftop patio, fitness center, children’s playroom, and dog spa. Excavation is nearly complete, and construction is expected to wrap in mid-2018.
