When we last checked in on 369 Berry Street in September, the building had fully risen but its unfinished facade remained shrouded in black construction netting. Now, the 6-story, South Williamsburg residential development is nearly complete. Designed by J Frankl Associates (JFA) and Charles Mallea, the newly-finished exterior dons a dynamic mix of tan brick, rust-colored panels and glass-fronted balconies. The building spans a full blockfront on Berry, between South 6th Street and Broadway, directly south of the Williamsburg Bridge. The site formerly held a parking lot that had changed hands several times before developer M&B Monroe purchased the property in 1996, along with the adjacent lots at 82 South 6th Street and 89 Broadway.
Filed applications indicate the building will house 10 residences, 2,383 square feet of retail space and 2,627 square feet of community space along the first and second floors. The residential floors will have two to three units apiece, with the fifth and sixth levels holding two duplex penthouses. Floor-to-ceiling windows will bathe homes with plenty of natural light and west-facing apartments will feature views of the East River and the Williamsburg Bridge. Many of the units will have balconies and the penthouse units will have private terraces on the roof.
The building is across from Diner at 85 Broadway and also a short walk away from the renowned Peter Luger Steakhouse. Several new residential developments are springing up nearby such as 88 South Street, 47 Broadway and a massive rental development at 416-420 Kent Avenue that will further open up the South Williamsburg waterfront to the public.
