The low-scale blocks of the East Village are seeing a spurt of condo activity rising from its few shovel-ready sites. Around the corner from Extell’s sprawling 14th Street rental development to bring a 27,000-square-foot Target store, the Amiran Group is inserting a pair of 6-story condo buildings at 436 and 442 East 13th Street. Collectively known as Thirteen East + West, the buildings will rise a contextual 6 floors among its pre-war neighbors between First Avenue and Avenue A.
Now the development team has announced that the international firm of Tabanlioğlu Architects is onboard as the residential design architects and Vail Associates will remain as the architects of record. Each of the buildings will hold six full-floor condominiums. The east building at 442 recently “topped out” construction and now crews are busy erecting the steel frame of the west building.

In a press release from last year, Amirian Group founder and president David Amirian, said “The two-building project is unique in character, and brings a new sense of indulgence to the East Village.” All homes will be three bedrooms with two-and-a-half baths, and the maisonette duplexes in each of the buildings will have private patios. Homes are finished with white oak flooring, oversized windows and black lacquer Lualdi doors from Italy, and kitchens are fitted with Thermador- and Bosch-brand appliances.
The value of East Village condos has risen nearly continuously over the past decade and stands at $1,770 per square foot today. Amirian said the price tag on the units is low enough to cater to East Village residents who want to stay in the neighborhood without breaking the bank. The buildings will be crowned with a sprawling penthouse priced around $3.4 million, each featuring an indoor fireplace, outdoor kitchen, and single-car parking garage. Common amenities will include private storage rooms, a virtual doorman, key-accessed elevator, laundry room, and a recreation room.
Sales will officially launch this summer and will be led by Ryan Serhant and Brian Chan of Nest Seekers International. Delivery of both buildings is anticipated for 2018.

Thirteen East + West is one of Tabanlioğlu’s first projects in the U.S. The Real Deal reported last month that the Istanbul-based firm just opened an office downtown at 111 John Street. Amiran Group recently finished another pair of mirroring condo buildings in Hell’s Kitchen called 540West. The firm is also working on an ultra-luxury condo building in Chelsea at 117 West 21st Street.
