After a quiet Thanksgiving week, New York’s luxury market rebounded strongly from December 2-8, 2024, with nearly 300 contracts signed. If all units sell at their asking prices, the total would exceed $530 million. This surge was driven by high-value deals in soaring new towers, historic townhouses, and new development condos along the East River and Hudson River waterfronts.
A total of $55,250,000 across two deals was signed at 220 Central Park South. Developer Vornado Realty Trust has been tight-lipped about the building's sales statistics, but both units were resales. The half-floor Residence #55B had the week's top asking price at $37,500,000. The Real Deal identified the seller as WorldQuant founder and CEO Igor Tulchinsky, and public records show that he bought it for $33 million in April 2021.
Several stories down, Residence #24B, one of only three duplex units in the building, also entered contract. Its asking price of $17,750,000 represents a nearly 20% reduction, but was nevertheless good enough for the week's fifth-highest. If it sells for this price, the unidentified seller will make a profit, having bought it for $14,632,313 in October 2018.

Hightower and then-husband, actor Robert De Niro, paid for it in 2006, when they bought it from disgraced film producer Harvey Weinstein.

Meanwhile, historic townhouses proved popular among luxury buyers. The week's top townhouse contract and second-highest overall was for 114 Waverly Place, which was asking $22,850,000. Previously owned by former Radio City Rockette / "queen of the Village" Celeste Martin, design power couple Cortney and Robert Novogratz bought it for $8.5 million in August 2019 and embarked on an extensive, multi-year renovation that involved everything from repairing unsafe conditions and restoring original historic details to painting the pink stucco facade a golden ochre and styling the home with contemporary pieces. They listed it for $26.95 million in April 2024.
It was trailed by 120 East 19th Street, which was asking $8,950,000. This was good enough to tie with a Tribeca loft condo for the tenth-highest price of the week, but represents a $2.5 million price reduction from the original ask of $11.45 million when it came on the market last November. Pacific Insurance Company president and Pacific Bank director Amos F. Hatfield and his family moved into the Italianate-style house in 1853, but moved out a few years later following a burglary (h/t Daytonian in Manhattan). Over 171 years later, the house is currently configured as a multi-family building, but could easily be converted back to a single-family mansion.

Also of note, apartments with waterfront vistas were in high demand last week. A total of $31,730,000 across four deals was signed at One High Line. These included Residence #EAST23A, which was asking $13,305,000 in the sixth-highest ask of the week. In the opposite tower, Residence #WEST29C was not far behind with a $10,785,000 asking price, the eight-highest of the week. The contracts were signed the same week a penthouse in the West Tower sold for $47 million in the highest Downtown sale of the year (h/t 6sqft). Both towers in the Bjarke Ingels-designed full-block building are uniquely tilted to make the most of Hudson River views.
Further downtown, a total of $9,885,000 across three deals was signed at 450 Washington Street. Amidst a conversion from rental to sales units, the building's facade was spruced up; the interiors were redesigned with high-end finishes and appliances; and an array of indoor/outdoor amenities was unveiled. One constant, though, is an enviable Tribeca location across from Hudson River Park that allows it to look out on direct river views.
In Brooklyn, a total of $17,850,000 across ten deals was signed at The Huron. The Morris Adjmi-designed development is best known for its industrially-inspired design, over 30,000 square feet of indoor/outdoor amenities, and postcard-perfect views of the East River and the Manhattan skyline. The building is now open for immediate occupancy.
These deals bring The Huron to over 80% sold, but it is not the only new Brooklyn development to promise spectacular waterfront views: Shortly after sales launched, three contracts totaling $8,685,000 were signed at One Williamsburg Wharf. These included the first penthouse contract in the building: Penthouse E has three bedrooms, three full baths, a fireplace in the Great Room, a 296-square-foot private terrace, and a $4,800,000 asking price.
