The top contract noted in Olshan Realty's market report was a combination of two apartments at 50 West 66th Street, the Extell-developed, Snøhetta-designed skyscraper set to be the Upper West Side's tallest north of 58th Street: #47S and #47N were asking a total of $45.5 million and sold off of floor plans. The apartments do not appear to have been publicly listed, and it is not clear when the buyer (identified only as a New Yorker) will be able to move in: Between the pandemic and various legal battles between the developer and preservationists, including one over a massive mechanical void proposed, construction spent several months on hold. However, in May 2022, the NYC Board of Standards and Appeals deadlocked in a tie vote on the project, and the case was awarded to the developer. Construction has since resumed with completion estimated for 2025.

However, it was a good week for Extell in the meantime. Another luxury contract took place at One57, the amenity-rich supertall that established its street as Billionaires' Row. Residence #58B, a 4,193-square-foot three-bedroom with panoramic views of Central Park, entered contract with a $24,800,000 ask. Even if it sells for the asking price, the unidentified seller is taking a bit of a loss on it, having paid $24,944,238 for it in September 2015.
The top downtown contract was at 17 Jane Street, a rare new construction condominium offering in the West Village, where a townhouse unit with a massive private garden entered contract with a $24,000,000 ask. The buyer and seller have not been identified, but the building has attracted the likes of Academy Award-winning actress Jennifer Lawrence and the building's developer, Edward Minskoff. The contract comes less than a year after the townhouse unit sold for $31,900,000, but the listing notes that it has never been lived in.
