The first quarter of 2022 draws to a close with the first interest rate increase in more than three years on the horizon and amidst uncertainty about the war in Ukraine, but that does not seem to have cooled the Manhattan real estate market. A report from Douglas Elliman found that in 2022, Manhattan reported the highest number of units ever sold during the first quarter of any year since at least 1989. Coldwell Banker Warburg concurs, with President Frederick Warburg Peters observing that "sales have remained brisk throughout the first quarter."

On the contracts side, data also indicates that Manhattan's real estate market is still going strong. The Elliman report found that the number of contracts signed in Q1 2022 increased 46 percent to 3,585, from the 2,457 signed during the same time period in 2021. This also shows a slight increase from the previous quarter's total of 3,559 deals.
The past week's top deal was for a seven-story, 22-foot-wide, 11,000+ square-foot townhouse at 32 West 76th Street that entered contract with an asking price of $25,975,000. The townhouse dates back to 1910, but a triple-mint renovation was completed in 2020. It features approximately 2,200 square feet of private outdoor space, including a ground-floor loggia, multiple private terraces, and a rooftop terrace with outdoor kitchen.
