Over the past seven days, closed sales in Manhattan totaled $266.4 million with an average price of $2.01 million from 132 sales. These figures represent a 32% jump in aggregate sales from last week's total of $200.8 million.

The 63 condo sales aggregated $18.53 million with an average price of $2.94 million, or $1,859 per square foot. The 65 co-op sales came to a total of $75.2 million and an average price of $1.157 million.
Once again, 220 Central Park South dominated the week's top sales. A duplex unit with 1,700 square feet of outdoor space in the "Villa" section of the Billionaires' Row supertall sold for $49 million, followed closely by another apartment in the Villa section that sold for $30.5 million. It was a good week for towering new construction; the next highest sale took place at 35 Hudson Yards for nearly $7 million, followed closely by another unit several stories down. The one outlier among the top five sales was an Upper West Side apartment in a prewar cooperative that sold for $4.75 million.

Meanwhile, for the first time in the past four weeks, the number of signed contracts hit double digits: From August 17-23, 14 contracts were signed for Manhattan apartments priced at $4 million and above. Olshan Realty's luxury market report notes that this is the same total for the same week in 2019, and that the total asking price sales volume came to $99,395,000.
The top contract of the week is a massive Park Avenue duplex asking $12.8 million and owned by Massimo Ferragamo, the youngest son of Salvatore Ferragamo, founder of the namesake fashion house. The Olshan report notes that the apartment was originally listed for $18 million, yet the asking price is over three and a half times the $3.5 million purchase price Mr. Ferragamo paid in the mid-1990's. The apartment is a combination of two units and located about a mile north of the Fifth Avenue Ferragamo boutique.
While Mr. Ferragamo's apartment is at 655 Park Avenue, a stately J.E.R. Carpenter-designed prewar cooperative, the second-highest contract was decidedly more modern: #61WEST at 111 Murray Street, a new Tribeca condominium that has made a striking addition to the Lower Manhattan skyline, entered contract for $12.4 million. Buyer's broker Jason Walker described his client as a New Yorker who appreciated the building's views and amenities.
