From August 1-7, 2021, a total of 503 Manhattan condo, co-op, and condop sales were recorded with an aggregate total of $925,800,463. This is the biggest week in terms of both dollar amount and number of sales since CityRealty began keeping records, and more than four times the number of deals recorded for the same week in August 2020.

The 237 condo transactions blended to a median price of $1.639 million, or $1,531 per square foot. The 256 co-op sales reported a median price of $820K.

With the exception of the top sale, a NoMad apartment that closed for $23 million, it was a good week for the West Side. Not only did two high-floor sales close at Central Park Tower, but Two Waterline Square closed on the sale of #PHA, which was the most expensive unit in the development and the highest-priced sale when it went into contract with an asking price of $18 million in 2019. It ultimately closed for $15,453,358, but nevertheless speaks to the popularity of the development - Two Waterline Square is one of 2021's best-selling buildings to date, and this sale comes shortly after the sale of #PHB, which was listed for $17.25 million. A penthouse at One Waterline Square has yet to hit the market, but will be the only one left in the three-building development when it does.
Rounding out the top five was embattled producer Scott Rudin's home in The San Remo, which closed for $13.1 million in an off-market deal. The Wall Street Journal announced the sale and identified the buyers as Sparknotes founder Dan Weiss and literary agent Amy Berkower. Property records show that Mr. Rudin bought the apartment before 2000.

In a dramatic jump from last week's 21, a total of 36 luxury contracts priced $4 million and up were signed in Manhattan from August 2-8. The total weekly asking price sales volume came to $309,950,990.

Olshan Realty's market report observes that in 17 of the past 27 weeks, the top two contracts have been penthouse sales. Among them was this week's top sale, #PH60/61 at 56 Leonard Street, which entered contract with an asking price of $49.995 million. Listing broker Clayton Orrigo of Compass told the New York Post that this is the most expensive downtown penthouse sale of the year. He declined to identify the buyer, but the Herzog & de Meuron-designed tower, also known as the Jenga Building, counts Frank Ocean and Keegan-Michael Key among its past and present residents.

The second-highest contract was the twelfth-floor unit at 1030 Fifth Avenue, which entered contract at an asking price of $20 million. This represents a deep discount from its first asking price of $45 million in September 2017, but the unidentified buyer might be putting their money into renovations - the market report notes that the apartment needs work.
