Just when you thought Times Square couldn’t possibly accommodate any more out-of-towners, several new hotel towers are planned that will add hundreds of rooms to the packed area. Yesterday, Tribeach Holdings filed permits to build a 27-story, 343-key hotel tower at 145-155 West 47th Street, just east of the "Crossroads of the World.” The Department of Buildings paperwork shows that the building will contain the typical array of lodging services and will roughly hold 17 rooms per floor.
The new building will be designed by Berg + Moss Architects and replace a rather unattractive multi-story parking garage. Per city records, the 12,050-square-foot site was purchased for $101.2 million early last year under the LLC “Clarity 47.” This new development will come fresh off the heels of Tribeach’s recently-opened Hotel Riu Plaza Times Square at Eighth Avenue and 46th Street. The New York-based firm has also delved in the city’s downtown residential market with projects such as 129 Lafayette Street, 160 Wooster and 61 North Moore Street.
Renderings published on Berg + Moss’s website show a 47-story project, that is more than double the scope of what is described in permits. The firm says, “The 685-room hotel will have a monumental limestone base respectful of its immediate context, topped by a multicolored glass tower that rises up to be visible from Times Square.”
Several other new hotel ventures are in the works nearby. At the corner of Seventh Avenue and 47th, a partnership of developers that includes Ian Schrager and the Witkoff Group are building the 452-room, 39-story 20 Times Square Marriott Edition hotel. Directly one block north at 151-159 West 48th Street, Gary Barnett’s Extell Development plans a 445-room Hard Rock Hotel New York. Additionally, the Rockefeller Group Development Corporation also appears to be assembling a large development site behind Tribeach’s lot and Comjen Associates has assembled a large site at the northeast corner of Seventh Avenue and 48th Street.
