With its prime Tribeca location at the corner of Greenwich and cobblestoned Hubert Street, 15 Hubert is a historic storage loft building reimagined into twelve grand residences. Since 2014, developer Samson Management with the architects CetraRuddy have been revisioning the interiors and assembling a modest penthouse addition atop the five-floor building. New building features are included too, like an elevator, doorman, package room, and soon-to-come roof deck.
According to the Tribeca West Historic District designation report, the building was erected in 1867 by Frederick Beckstein, founder of a large family business involving meatpacking and real estate development. The L-shaped building’s utilitarian design by John M. Forster signifies its intent for storage rather than retail use, says the report. Tall windows are topped by Italianate lintels and the original cast-iron piers, painted black, front the ground level.

Landmarks says, Beckstein sold the property in 1881 to the prominent carpet firm of W. & J. Sloane which occupied the building until around 1890. In the 1890s the building was owned by the real estate firm of Charles F., Jr. & William M.V. Hoffman and was used as a cheese warehouse.
