The Passive House movement is gaining momentum in NYC with 71 total projects (and counting) scattered all around the city, but despite the movement's growing numbers, it's rare to find two projects situated on the same block. However, such a case exists on Harlem's 126th Street where a brand new 6-story, 6-unit condo at 11 West 126th Street and a brownstone retrofit at 16 East 126th Street are currently underway.
CityRealty recently stopped by both sites and saw that 11 West 126th, slated to become Manhattan's first completed passive condo, is topped out and its scaffolding has been removed. Soon, it will hold six full-floor residences, a common roof terrace, laundry room, fitness center, and building storage.

As for the retrofit, construction is ongoing but most of the work will be done to its interiors - its 11 units will be converted into just two duplex apartments and the building will offer a roof deck.
