With a tidal wave of towers set to lap onto its shores, the Lower East Side is fast becoming one of the most active neighborhoods in Manhattan. Per our sales data, closing condo prices have nearly doubled in the past year with sales inside big-ticket developments like 204 Forsyth and 215 Chrystie shattering local records. Over in the neighborhood’s southeastern corner, between Essex Crossing, Two Bridges, and Chinatown, a pair of boutique condos are making headway at 193 Henry Street and 201 East Broadway. The buildings are sited near Seward Park and two blocks from the evolving East River waterfront.
Both ground-up developments are being designed by Brooklyn-based Think Architecture. 193 Henry Street is to rise seven stories and offer five floor-through condos on levels 2-6. Per property records, the site’s owner is listed as Daniel Wise’s 193 Henry LLC / 201 EB Development III LLC, who snapped up the 25-foot-wide parcel in 2015 for $4.15 million. The building replaces a classic red-brick walk-up that once held The Mount Zion Church of Christ and was crowned by a beautiful cornice.

Renderings show the replacement will be unabashedly modern with a striated gray façade and a playful assortment of picture windows; some surrounded by projecting frames. According to retail marketing materials, the project (along with its sister building) will be Manhattan’s first high-end modular condominium project ever completed below 96th Street. There will be ground-floor retail and a communal rooftop terrace. Brown Harris Stevens Development Marketing will be handling the sales and marketing of the condos.
Located directly behind 193 Henry is the construction site of 201-203 East Broadway. City records show the aforementioned LLC purchased the former headquarters of United Hebrew Community of New York at the lot for $8.5 million in August 2015. This building will stand seven stories and hold 10 units. A final rendering has yet to be released but a schematic drawing shows a clean design with terraces. According to the engineers, New York Engineers, two ground-floor retail spaces will be reserved for restaurants and the building will also utilize modular construction.
