The project's designer is the one and only Robert A.M. Stern Architects, a firm with no peer in producing top-of-the-market residential buildings whose spaces, proportions, and exteriors pay tribute to Classical and pre-war styles. Recent nearby apartment houses by the 51-year-old firm include 150 East 78th Street, The Chatham, and 520 Park Avenue.
“We have designed a building with a personality all its own, but one that grows out of the traditions of the Upper East Side and the eclectic architectural spirit of Carnegie Hill,” said Paul L. Stern Architects. “1228 Madison Avenue participates in the life of one of the world's great shopping streets and rises to celebrate panoramic views in all directions, including spectacular views over Central Park.”
The building is rich in Stern signature elements such as a stone curtain wall, traditional windows, tiered setbacks, and a dignified crown. A press release revealing the development explains, "The facade deploy unforced symmetry, freely mixed with classical motifs like columns and arches, all held together by strong horizontal lines." A recent visit to the construction site shows the exterior is complete. While its 208-foot height is petite by supertall standards, it is enough to secure prized views of Central Park and its legendary 'Gold Coast' neighborhood. The development team states each of the expansive homes will have an individual point of view.
Several homes have entered contract, including the duplex and triplex penthouses. Remaining full-floor availabilities start at $8.05 million for four-bedrooms and $10.985 million for a five-bedroom. The Upper East Side's Gold Coast is among the world's most expensive urban neighborhoods and strict zoning/preservation laws make new construction extremely rare. According to CityRealty data, the median closing price of a Carnegie Hill condo is $1,945 per square foot and new construction units in full-service buildings sell substantially higher.

1228 Madison's 15 two- to four-bedroom residences will be refined by Kelly Behun Studio. The building is her first multifamily residential commission and will imbue a nuanced, textured palette features warm shades of whites and creams. The finishes will be accented with light and medium colored woods and a range of European marbles.
