Hudson Yards’ momentum is building and Related/Oxford’s 28-acre, 17 MSF super-development is catalyzing an epic transformation of Manhattan’s west side. Perched 60-stories above the northern edge of the new neighborhood are the 147 condominium residences of Manhattan View at 460 West 42nd Street. Sales of its studio through 4-bedroom homes began last summer and are already a quarter sold according to Maureen Rogers, director of sales at Manhattan View. “It signifies the evolution of this submarket, and that the actual neighborhood goes well beyond Related Companies’ massive development site,” says Maureen.
Manhattan View’s homes occupy the uppermost 13 floors of the 63-floor MiMa building built by Related Companies in 2011. Topping off at more than 600-feet, the residences are the highest collection of condos west of Ninth Avenue. As such, the views live up to its name. Zoning-protected vistas to the north overlook low-rise Hell’s Kitchen and off in the distance is the George Washington Bridge and green glimpses of Central Park. Views to the east show off the iconic skyscrapers of Midtown Manhattan which transform into a sea of lights upon sunset. Western exposures are of the Hudson River with the USS Intrepid and Manhattan Cruise Terminal alongside it.

Residents with south-facing windows will be able to watch the largest private investment ever undertaken in the country unfold, and aside from Related/Oxford’s master plan, more than a dozen skyscrapers designed by the world’s top architects are planned. Views reach past the immediate area to the tip of the island. Landmarks such as One WTC, the Statue of Liberty, Empire State Building and the under-construction New York Wheel complete the panorama.
Several penthouses have been snapped up north of $3,000 per square foot — signaling the strength of the product and the growing confidence in the district as place to not only to work but live. Additionally, the first closing at Manhattan View was recorded today — a junior one-bedroom on the 58th floor closed more than $25k above its $1.46M asking price.

According to Rogers, many buyers have been attracted to the building because of its low carrying costs. At the onset of construction, Related secured a 421A tax exemption for the building. There are currently 10 active listings for sale in the building. Last month, a three-bedroom penthouse came online piced at $4.86M ($3,006/ft²). Overall, remaining one-bedrooms begin at $1.595M, two-bedrooms from $3.42M ($2,595/ft²) and three-bedrooms from $$4.86M.
Reconceived by interior designer Jamie Drake, the residences feature wide-plank oak wood flooring, custom craftsmanship, 9- to 12-foot ceilings, and double-glazed floor-to-ceiling windows. Kitchens boast high gloss lacquer cabinetry, polished white Carrara marble countertop and backsplash, and Gaggenau appliances.
