In 2015, Madigan Development first filed plans to build a 15-floor residential building on the site of a former parking garage at 111 Varick Street in West SoHo (Hudson Square). Now, new permits have been filed for a 337-foot tall, 27-story rental tower which corresponds to previously-released renderings. S9 Architects, which is known for its work on 160 East 22nd Street, 205 Water Street, and the upcoming New York Wheel on Staten Island, is designing the building.
The building is the latest example of Hudson Square’s shift from a light manufacturing district to a sought-after residential neighborhood. The building is underway at the northwest corner of Varick and Broome streets, and will rise kitty corner to Renzo Piano's 565 Broome and next door to buildt's 568 Broome Street.

The building will have several setbacks and the exterior will have a pleated glass façade interspersed with vertical earth-tone panels. It will house 101 apartments, including a duplex penthouse on the 27th floor. All units will have 10-foot ceilings and floor-to-ceiling windows, according to the description provided on Madigan's website. Amenities will include an automated parking garage, roof terrace, bike room, and laundry room. Plans also mention a “social and conference room” that could indicate a lounge or business center.
