The 24-foot wide site is between Graham Avenue and Humboldt Street, a short walk from the L’s Graham Avenue subway station. The listed owner is Artem Grushetskiy’s 185 Devoe Street LLC who closed on the site in October 2016 for $1.7 million.
Permits list Brooklyn-based Shenker Architects is the project designer. Renderings show a forward-thinking exterior with beveled wood sections framing large windows. There will be 3,596 square feet of residential zoning area inside with two units on the first floor, a full-floor unit on the second floor, and two units on the third floor — one of them a duplex. There will be accessible rear yards for the ground-floor units and several terraces and balconies above.
Despite the looming L train shutdown, closing condo prices in Williamsburg have been climbing in recent months and now average $1,239 a foot per our sales data. According to our listings, there are 218 apartments for sale in the neighborhood coming in at a median of $1,382 a foot, with one-bedrooms having a median price of $990,250 and two-bedroom at $1,512,800.
