A short walk from Greenpoint's NYC Ferry landing, a bustling new block is taking shape. INOA Architecture, founded by Zaha Hadid and Skidmore Owings Merrill alum Murat Mutlu, has designed a cutting-edge new condominium at 153 Green Street. There, a single-story warehouse at has been demolished and an earthmover is set to start construction on a six-story, 10-unit condominium. Investmates is the developer and city records show they purchased the lot for $4.725 million in 2016.
Renderings by INOA Architecture show a wooden screen across the ground-floor windows, balconies spanning the upper levels, and floor-to-ceiling windows throughout. Plans filed with the city state that there will be no more than two apartments per floor, not to mention two upper-level duplexes. Amenities will include basement storage and a roof deck. An offering plan has not yet been filed, but CityRealty data reports that Greenpoint condos come in at an average of $1,121 per square foot.
A few doors down at 149 Green Street, work has started on six-floor 9-unit residential development. Further down, at 141 Green Street, another 6-floor, 6-unit apartment building by INOA Architecture is starting construction.
