Upon purchasing Camden Hotel, which was once known as the second most dangerous building in the 24th Precinct, Elan Hakimian of Certes Partners said, “We look to improve the site significantly.” Three and a half years later, the architecturally ornate but highly troubled SRO at 206 West 95th Street has been demolished and a brighter future is in store: A groundbreaking ceremony for a new condominium took place earlier this spring, and construction is underway.

Certes Partners purchased the SRO with partner United Management in August 2014, and later added a neighboring parking garage to the mix for $26.5 million. That allowed the project’s scope to grow to 75,000 square feet, 19 stories, and 38 units. According to a floor schedule, there will be no more than three units per floor and many duplexes.
RKTB was originally listed as the architect of record, but CetraRuddy has assumed responsibility for the design and interiors. Its work on 443 Greenwich Street, Walker Tower, and Barbizon 63 inspires confidence that the new building will pay homage to its neighborhood’s history yet stand out.
In addition to 38 spacious condos, the new building will be home to 5,500 square feet of commercial space and a non-commercial art gallery. Residential amenities will include a bike room, storage, fitness center and sauna, lounge, package room, on-site parking, children's playroom, and a common roof deck.
