Manhattan's luxury market saw 25 contracts signed at $4 million and above last week, according to Olshan's market report. And that's not all – 104 contracts signed in the last 4 weeks brought a volume of $849 million, making this the best start to spring since 2015.
It was only a matter of time before Tribeca's star-studded 443 Greenwich made the top contract. The landmark CetraRuddy-designed conversion had one of its penthouses, unit PHA, signed for $58 million last week, up from its original $51 million ask in 2014. While that isn't nearly enough to beat the most expensive home ever sold in NYC – that belongs to Michael Dell's $100M One57 penthouse – it is still an impressive feat that just might make the list of the top NYC sales of all time when it closes. Certainly, it could break the current record for the most expensive downtown sale, which is held by a $50.9 million penthouse at Walker Tower.
Famous residents of 443 Greenwich include Justin Timberlake and Jessica Biel, who are also penthouse owners, and Jennifer Lawrence, Jake Gyllenhaal, Ryan Reynolds, and Blake Lively.
