28 luxury contracts were signed in Manhattan last week at $4 million and above, according to Olshan's weekly market report. Extell's One57 came out on top again this week, but this time for sponsor unit 52B, a $29.95 million five-bedroom apartment spanning 5,475 square feet.
The second priciest contract signing also went to One57 for unit 61B, a Jeffrey Beers-designed residence asking $29 million. Another unit, 42A, took the fifth spot at $16.9 million. As expected, all spreads boast stunning Central Park views.
According to Bloomberg, Extell eventually discounted units 52B and 61B and ended up selling them in the $24 million range. And clearly, the discounts are bringing in the buyers – the development firm just had its best sales quarter in more than a year. Gary Barnett, president of Extell, told Bloomberg, “If our competitors are giving discounts, and that’s what people really want, that’s how you’re going to move the product." Out of One57's 90 sponsor units that hit the market in 2012, 36 are still left. More discounts are likely to follow as the firm makes way for their upcoming Central Park Tower, which will offer 179 luxury apartments.
