Amidst Greenpoint’s boutique condo building boom, many of the new buildings contain a good number of small starter homes. However, 112 India Street takes things to a much grander scale with three well-proportioned units with private outdoor space: a triplex garden unit with a backyard, a one-bedroom with a balcony and roof deck, and a triplex penthouse with a roof terrace.
The one-bedroom has entered contract in an all-cash deal that is poised to set a new price per square foot for Greenpoint one-bedrooms, and the penthouse would appear designed as a new standard-bearer for Greenpoint: While penthouses with private elevators are nothing new in Manhattan, this feature is highly unusual for Greenpoint but present at 112 India Street’s. It also features double-height ceilings, sumptuous interiors, and abundant outdoor space.

112 India Street was helmed by Christine Blackburn, one of the Compass agents marketing the project. Her first project as a developer, the beautifully converted Bath Haus at 139 Huron Street, sold out last year. Ms. Blackburn attributes much of the success of her buildings to their neighborhood, which has been described as “Williamsburg meets the West Village.” Greenpoint enjoys significantly less pedestrian congestion than the high-profile comps and still offers a small-town atmosphere, albeit one up the street from the dining and nightlife of Greenpoint and Manhattan Avenues. It is a cheerful enclave, and the Greenpoint Avenue G train and Greenpoint ferry offer easy access to the rest of New York.
But for all the wonderful aspects of the neighborhood, Ms. Blackburn notes that there is a luxury inventory shortage in Greenpoint as compared to more mature Brooklyn markets like Park Slope. Turn-key Greenpoint townhouses are rarely on the market, and buyers don’t want to wait for renovations, which sends them to new buildings. It also helps that these condos offer the square footage of a townhouse, not to mention services like trash and snow removal that aren’t so much fun for townhouse owners.
