In many cases, lists of New York's best neighborhoods for renters are compiled based on transportation, proximity to business districts, and, yes, affordability. But RentHop takes a different approach by determining its top neighborhoods based on a model that examines population density, transit access, green space in the form of both trees and parks, cleanliness, quietness, safety, and renter friendliness.
In sum, RentHop reaches its conclusions based solely on its model and without taking outside factors into account. However, the COVID-19 crisis and New York’s efforts to flatten the curve cannot help but affect its most recent quarterly findings. Thanks to Governor Cuomo’s 90-day moratorium on evictions announced on March 20, evictions are down and renter-friendliness scores are up all over New York. At the same time, noise complaints are up throughout the five boroughs as a result of people sheltering in place in response to the stay-at-home order.

Below, see a list of the top-ranking Manhattan and Brooklyn neighborhoods for the first several month of the year up until April 13, 2020. Battery Park City’s incredible greenery and transit access are key factors in its place at the top for both Manhattan and New York as a whole. Carnegie Hill reports Manhattan’s highest cleanliness score and was named New York’s second most livable neighborhood; just blocks away, Yorkville is New York’s eighth most livable overall and the most affordable among Manhattan’s top neighborhoods. West Side locales - Lincoln Square and the West Village - round out Manhattan’s top five.
In Brooklyn, Brooklyn Heights' greenery, cleanliness, and quality of life allow the neighborhood to continue its reign as RentHop’s best of Brooklyn and New York’s third-best overall. It may not be surprising to see Williamsburg and Windsor Terrace among Brooklyn’s top five, but Gravesend’s safety, cleanliness, and renter friendliness vaulted into New York’s top ten and Brooklyn’s highest rankings.
