A new condominium development has arrived in Madison, a small-scale southern Brooklyn neighborhood wedged between Midwood and Sheepshead Bay. While the area is well-served by transportation, including many bus lines and the B/Q trains at Kings Highway which gets you to Manhattan in 30-40 minutes (seriously!), it is still a well-kept secret to outsiders – until now, that is.

First things first, developers AIG Builders filed permits for a 29-unit, 6-story building back in 2015, when the lot was basically used as an illegal dumping ground. They brought on architecture firm Bricolage Designs, and the resulting product is quite the turnaround. The building boasts a dynamic multi-toned facade complete with balconies and terraces that vary in size.
Apartment layouts range from one- to three-bedrooms and 628 to 1,253 square feet. And prices range from affordable to well, still pretty affordable. There are currently nine listings with one-bedrooms starting at $448,392, two-bedrooms at $652,900, and three-bedrooms at $888,000. For comparison, our data shows the median price for a condo in Brooklyn is $1,370,000. The building also enjoys a 421a tax-exempt, meaning property taxes are reduced for a set amount of time.
Apartments feature recessed lighting, ceilings reaching nearly 10 feet high, wide plank oak flooring, kitchens with imported custom double-height cabinets, Bosch stainless steel appliances, and black granite countertops and islands. There's even a smart central AC and heating system.
As for those "treasured amenities," The Tresor offers a fitness center, lounge/event room, bike room, storage lockers for each apartment, secured parking, and a virtual doorman.
