The week ending January 20, 2023 was an abbreviated business week due to the Martin Luther King Jr. Day federal holiday on Monday, January 16, which couldn't help but result in fewer real estate sales being recorded than we typically see on a five-day week. However, some high-priced, high-profile sales were recorded during that time. These included #PHH at celebrity favorite 443 Greenwich Street, which closed for $51,000,000 in what appears to be an off-market deal. Formula One driver Lewis Hamilton bought the penthouse from the sponsor for $43,991,455 in 2017, but never moved in and listed it for $57,000,000 in May 2019. It was on and off the market since then, and he eventually offloaded it for $49,500,000 to a Seattle-based shell company at the end of 2021. This time around, the buyer was identified only as The 443 Gs Trust.
It was trailed by another well-known penthouse, this one at Deutsche Bank Center and owned by Related Companies CEO Stephen Ross. In preparation for a move to a penthouse in his firm's Hudson Yards development, Mr. Ross and then-wife Kara Ross listed their penthouse for $75,000,000 in summer 2019; three years, one divorce, and multiple price reductions later, it has closed for $40,000,000, or 47 percent below the original asking price. Curbed notes that this came at a time when uber-luxury sales are dropping, not to mention that Mr. Ross never competed for another buyer to get this penthouse; as developer of the Deutsche Bank Center, he got it as "a sort of development fee."
