At a time when soaring new towers are taking up much of the spotlight and vying for the title of Brooklyn's tallest, a steady stream of smaller developments are taking shape throughout the borough. Many long-time Brooklynites contest that these projects are the bastions of gentrification, ushering in waves of wealthier homeowners who price residents and businesses out of once-affordable neighborhoods. However, with the borough's population approaching historic highs (2020 census data shows a population of 2,736,074 people, up 9.2 percent from 2010), every new construction unit, "luxury" or not, takes a bit of pressure off the local housing market and possibly results in one less brownstone converted into a single-family home.
Even so, the city is building far too little housing to offset the rising prices caused by high demand. Robert Earl, CEO & Principal Broker of The InHouse Group, an all-in-one, real estate agency providing marketing, leasing, sales, and consulting, explains that the thing that fuels Brooklyn are the people who can't afford Manhattan. "In Manhattan, everything is luxury and out of reach for the average working person." Virginia Incalcaterra, Robert's partner at InHouse Group echoes the sentiments, explaining that the Brooklyn surge is due to people looking for more space as families simply can't afford to live in Manhattan.

According to Compass' latest quarterly market report covering the Brooklyn sales market, the borough reached its highest sales volume on record, amounting to $3.2 billion in total transactions during the fourth quarter of 2021. Due in part to low-interest rates and plenty of new construction inventory hitting the market, the 2,810 sales represent an 11.9 percent increase year-over-year, according to the brokerage. Even with all the new development, inventory tightened, declining 12.7% year-over-year and elevating the average sales price to $1,130,852 ($832/ft2).
Roomier apartments and homes with outdoor space are selling the fastest. Since more people are working, cooking, and eating at home, developments that make space for dining tables and home offices are the most successful. "What's been moving are two- and three-bedroom apartments that are less open and provide more privacy," says Virginia.

The team also says that young renters and buyers who once flocked to Williamsburg a decade ago are continuing to jump the next neighborhood over, not only due to price but personal preferences as well. With the proximity to a job in Manhattan less important because of work-from-home, new condos in Greenpoint are selling higher than in North Williamsburg, and Crown Heights has a higher price per square foot than Bushwick and Bed-Stuyvesant despite being farther out.
As for future prospects, the team doesn't see a Brooklyn slowdown in sight. "I just don't see prices going down," Robert admits. The team has marketed and sold out over a dozen boutique condos in Brooklyn and Queens since their founding in 2009. They hint that there is plenty of new condo developments pipeline and that "there's going to be a ton of new projects coming online." In the coming years, they foresee smarter buildings as developers improve their product to sway a more savvy and discerning buyer.
And as we often do, the team laments the cookie-cutter aesthetic taken on by many new developments. "In Brooklyn, you are able to be a little more creative, so there should be more creativity in building projects." Asked whether he sees more sustainable and environmentally-conscious developments down the line, Robert says, "It has become very difficult and expensive for developers to build green, and New York buyers don't see that as added value yet, per se."

While not the most amenity-rich new buildings on the market, they nevertheless feature high-quality finishes, state-of-the-art appliances, and oftentimes private outdoor space. Their smaller statures make them more welcoming on historic residential blocks; indeed, some of these "new" condos are expanded and converted townhouses that have already been part of the neighborhoods' fabrics.
