Over the past week, two full-floor units at 220 Central Park South closed for a combined $109 million. Thanks to the extremely high closing prices of the units at 220 Central Park South, the average sales price of condos for the past week was $4.31 million, or $2,018 per square foot. The average price paid for co-ops dipped slightly to $1.117 million.

Meanwhile, from July 20-26, 2020, 15 contracts on Manhattan apartments priced at $4 million and above were signed with a total asking price sales volume of $118,495,000. Not only is this the highest number of contracts and largest dollar volume since mid-March 2020/pre-pandemic, but Olshan Realty's market report notes that this is one more contract signed than during the same week in 2019, when the new mansion tax had come into effect.
The top contract of the past week was a 5-bedroom, 4.5-bath Upper East Side co-op asking $17.5 million. It is the former residence of stage and screen actress Kitty Carlisle Hart and, most recently, Jeff Zucker, chairman of Warner News Media and president of CNN Worldwide. He and then-wife Caryn Nathanson purchased it for $12.3 million in 2007, and listed it in February 2020 in the wake of their divorce.

The second-highest contract of the week, a 5-bedroom, 6.5-bath duplex condo listed for $17 million, took place at Olympic Tower. Not only was the skyscraper developed by Aristotle Onassis, but he also designed this particular unit. Listing broker John Barbato of Compass declined to comment on the buyer's broker, but noted that negotiations between the buyer and seller, both foreign, commenced on March 19, shortly after the city went on lockdown. "The juiciest part was the buyer never saw the unit," Mr. Barbato says.
