Creating a new building in a historic neighborhood comes with its own challenges, but 246 Front Street presented an additional set of trials: BORO Architects had to take its location in both the South Street Seaport Historic District and a FEMA flood zone into account. The end result was a seven-story, red brick building equally strong in substance and style that pays homage to the architecture around it. The full-floor condos within have just been unveiled.

246 Front Street has five units, including a duplex penthouse, on top of ground-floor retail. Unit 3, a two-bedroom, 1.5-bath, is listed for $1.325 million. A keyed elevator with a private landing leads to the apartment. Residents enjoy Brooklyn Bridge and East River views, and it has its own Bosch washer/dryer. The kitchen has custom cabinetry, quartzite countertops, and a suite of Viking stainless steel appliances. Select units have private terraces.
246 Front Street’s location in the heart of the Financial District gives residents a front-row seat to the renaissance of the South Street Seaport, Pier 17, and the new restaurants and entertainment coming to the neighborhood. It is a short walk to Wall Street, and nearby subway stops provide easy access all over the city.
