Nearly 100 years after 435 West 19th Street was constructed as a commercial warehouse, construction of its expansion is complete and sales have launched on the condos inside. Current availabilities start at $1.15 million for a studio, $1.6 million for one-bedrooms, $2.35 million for a two-bedroom, and $7 million for a three-bedroom penthouse with a massive private terrace. The average price per square foot of $2,058 comes in slightly below the average of $2,367 per square foot (per CityRealty’s High Line Index); while the apartments are less grandiose than some of their neighbors, they are nevertheless well thought and enjoy excellent privacy by virtue of no more than four units per floor.

Plans to convert the commercial building to residential date back to 2014, or in the middle of the High Line condo building boom. At one point, grand plans called for an addition by PEI Architects (founded by architecture icon I.M. Pei) that would add three new floors and present each full-floor unit with a private pool, a private parking space, a sunroom, and a wood-burning fireplace. However, the project stalled for years, during which time then-developer Six Sigma filed for bankruptcy twice. After Meridien Investment Sales bought the building in the bankruptcy auction, work picked up again and started from scratch with Rand Engineering and Architecture taking over the renovation.
Residential amenities include an attended lobby, a package room, bike storage, a fitness center, and a roof terrace with uptown skyline views. However, its greatest perk may be its prime Chelsea location. It is half a block from the High Line, four blocks north of Chelsea Market, and a short distance from Chelsea Market. It is fairly surrounded by popular Chelsea restaurants, and local cultural offerings include the Joyce Theater, the Atlantic Theater Company’s Linda Gross Theater, the recently opened Chelsea Factory, and Chelsea’s world-famous galleries. The nearby A/C/E and L trains allow for convenient transportation options.
