The top contract of the past week was #PH53 at 56 Leonard Street, a four-bedroom, five and a half-bath penthouse asking $30,000,000. Located near the top of what some call "the Jenga tower," it measures 6,400 interior square feet and opens up to three private terraces. Olshan Realty's market report notes that this is the third time the penthouse has changed hands in six years: It closed for $29,082,693 in 2017, and the most recent seller bought it for $25,000,000 in 2019.
Nipping at its heels was 271 West 11th Street, a Greek Revival-style townhouse in the West Village that entered contract with an asking price of $29,995,000. The listing notes that it was constructed for builder James Harriot in 1836; over 100 years later, the buyer of this house has not been identified. However, its neighbors are quite well known. Olshan's market report notes that it is next door to the two houses that Matthew Broderick and Sarah Jessica Parker combined into one large mansion. It is also around the block from 252 West 12th Street, which entered contract at the end of 2022 with a $25,000,000 ask. The New York Post identified the sellers as Tom and Ruth Chapman, co-founders of British retailer MatchesFashion.
