If you didn’t qualify for the affordable lottery announced at the Spitzer Enterprises-developed 420 Kent Avenue last summer, you’re in luck: A second lottery has just launched, and New Yorkers earning 60% of the area median income are eligible to apply for 121 apartments comprising $867/month studios, $967/month one-bedrooms, and $1,123/month two-bedrooms. This is quite a bargain compared to the building’s market-rate prices starting at $3,199/month for one-bedrooms and $5,440/month for two-bedrooms.
Because of the boxy shape of the ODA-designed buildings, almost all units are corner apartments with incredible light and waterfront views. All units feature open layouts, floor-to-ceiling windows, soaring ceilings, and in-unit washer/dryers. Kitchens are finished with custom cabinetry, Caesarstone countertops, high-end appliances, and Kohler polished chrome fixtures. Porcelain baths have polished chrome finishes and custom vanities.
All buildings in the development are capped with a rooftop pool as well as an outdoor lounge and roof deck with seating and dining areas. Indoor amenities include a fitness center, library lounge, game lounge, “piano room” with private dining room, and lobby coffee bar. A front-desk concierge, on-site resident manager, parking garage, and bike room are on hand to streamline life at 420 Kent Avenue. The building has a waterfront esplanade and is a short distance from Domino Park.
