As August 2024 starts to wind down, the number of sales recorded in the week ending August 23, 2024 held relatively steady week-over-week. A number of relatively low-priced co-op sales couldn't help but drive the sales volume down; however, a number of high-priced condo sales somewhat tempered this.
Just over a month after its penthouse logged the highest-priced sale of 2024 to date, and hot on the heels of its first successful flip, Aman New York Residences is back on top. The two-bedroom Residence #16B closed for $20,721,225, or just over the last listing price. Crain's New York Business identified the LLC-listed buyer as a Thai investor and noted that with this sale, only one sponsor unit remains in the building. Luxury buyers have been drawn to the newly-landmarked building's well-appointed residences, white-glove service, and extensive amenity offerings that include an underground jazz club, a lounge bar, two restaurants, and a three-story spa.

Another perk of Aman New York Residences is a Fifth Avenue address, something it shares with the week's top co-op sale: Residence #5A at the J.E.R. Carpenter-designed 920 Fifth Avenue sold for $17,077,500 -- slightly under the $18 million ask when it entered contract in May 2024, but still good enough for the second-highest sale of the week. Public records list the seller as real estate developer Neil Rubler and indicate that he and his wife, Alison Rubler, have taken a loss on it, having bought it for $19.1 million in 2007. The buyer is listed as former Salesforce CEO Keith Block.
But for all the prestige of Fifth Avenue apartments, loft apartments in trendy Downtown neighborhoods remain in demand among luxury buyers. The top Downtown sale and third-highest overall took place on the cusp of the West Village and the Meatpacking District at printing press turned luxury condominium 345 West 13th Street, where Residence #6C closed for $12,300,000 in what appears to have been an off-market transaction. The seller and buyer both conducted the transaction through LLCs, but a high-profile figure would not be surprising: Notable past residents include Tony Award-winning producer Eric Nederlander, Will Ferrell, and Academy Award-winning actress Julianne Moore.

It was closely trailed by the penthouse at 455 West 20th Street, which sold for $10,464,361 -- over 16% below the $12.5 million asking price when it entered contract in July 2024, and well below the $20 million when it was listed in April 2022. Public records indicate that the seller, a trust linked to Barnes & Noble heiress Stephanie Riggio Bulger (h/t Crain's New York Business, took a loss on the penthouse, having bought it from the sponsor for $12,219,000 in January 2014. The buyer was listed as an LLC.
Rounding out the week's top five sales was Residence #6S at 993 Park Avenue, which sold for $9,750,000, or $1 million less than the asking price when it entered contract in June 2024; however, sellers finance executive Robert Fitzsimmons and his wife Michele Fitzsimmons still make a profit, having bought it for $6,650,000 in December 2021 (as per Acris). Public records list the buyer as socialite Tristana Waltz.
Also of note last week, Lee Child, best-selling author of the Jack Reacher series that inspired two film adaptations and a hit Amazon Prime TV series, sold his apartment at Central Park West cooperative The Orwell House for $9,100,000, less than $1 million under the $10 million asking price when it entered contract in April 2024 and just shy of the week's top prices. The sale of Residence #11AB was recorded a few months after Mr. Child closed on a nearby Upper West Side townhouse renovated to Passive House standards. Public records list the buyer of The Orwell House apartment as lawyer Michael Neus and his wife, Karen Neus.
