A simple look at the numbers in the Olshan weekly market report shows that the Manhattan real estate is as strong as ever: 24 contracts were signed in Manhattan for over $4 million. However, money alone can't buy access to certain New York buildings. That makes it all the more remarkable that the top spot of the past week is occupied by a 17-into-14 simplex at 640 Park Avenue, a J.E.R. Carpenter-designed building and one of the city's most discerning and exclusive co-ops. The 6-bedroom, 6.5-bath apartment went into contract for $21 million, down from $25 million when it went on the market in February 2017.
An appreciation for architecture comes through in this week's top five in-contract listings. A half-floor condo at the Rosario Candela-designed 12 East 88th Street entered contract for $9.5 million after just under three months on the market. A few blocks away, a sprawling 5-bedroom, 5-bath co-op at 950 Park Avenue, another J.E.R. Carpenter design, entered contract for $8.25 million just as quickly.
While buyers are willing to pay top dollar for the old school of architecture, the new school makes an impressive showing at 565 Broome Street, the Pritzker Prize-winning Renzo Piano's first New York residential project. A 4-bedroom, 3.5-bath condo with a private terrace and pool entered contract for $15.5 million. Check out the top five in-contract listings below.
