In 2014, developer Urban Muse began demolition on a former Salvation Army building at Bowery and East 3rd Street to make way for a sleek new condo building. Fast-forward three years later, and the vision is now a reality. Known simply as 347 Bowery, the Annabelle Selldorf-designed structure holds five 3-bedroom units ranging from 2,100 to 4,000 square feet and three retail units below. Now with construction coming to an end, the first closing has come in for a 2,546-sf duplex on the 3rd and 4th floor that sold for $6.156M, below its 2016 ask of $6.5M.

Currently, only one of the building’s homes remain unsold: a duplex at the 7th and 8th floors serviced by a private elevator. The $2,891 ft² spread is priced at $7.75M ($2,680 per ft²), in line with other duplexes sold within the building. The great room is positioned at the southwest corner and features soaring ceilings of more than 20 feet in height. A wraparound balcony flanks the space and the open kitchen is tucked away in the northwest corner. A large dining area and a sculptural staircase centralizes the plan and a den/study or 3rd bedroom is discreetly positioned behind.
A handcrafted staircase made of plaster and white oak leads to the second level and lands onto a dramatic catwalk that divides the master suite from a second bedroom. All three bedrooms have en-suite baths. The master bedroom has its own corner wraparound balcony that benefits from the abundant light and air provided by the building’s corner condition.
The building is on the cusp of NoHo and the East Village, and similar-calibur condo developments on nearby Bond Street such as 22 Bond, 25 Bond, 40 Bond, are priced a fair bit higher, north of $3,000 a foot.
347 Bond's exterior is clad in elongated Belgian brick and zinc panels. Its massing and skin stand incongruous to the bricky Bowery streetscape of the Bowery. Residents will enter the building via a gated mews courtyard and are greeted by a wall of magnolias designed by Oehme, Van Sweden Landscape Architecture. The firm also designed a common viewing garden on the third-floor setback.
