Closings have begun at 215 Chrystie Street, a mixed-use tower developed by Ian Schrager, co-founder of the legendary Studio 54, and the Witkoff Group in the heart of the Lower East Side. Mr. Schrager’s 370-room PUBLIC Hotel is at the base, and 11 one-bedroom through penthouse condos were built on top. Herzog & de Meuron designed the building, and custom interiors were by John Pawson.
The condos’ pedigree and location quickly attracted interest, but the first closing came in at #29W for $7,127,750 ($3,605 a foot), roughly half a million below its asking price. However, this is still more than double the average Lower East Side condo price of $1,555 per square foot.

Residence 29WEST occupies half the 29th floor and features high ceilings and unobstructed south, west, and northern views. The open kitchen has hand-selected natural Basaltina stone slab countertops, black walnut cabinets, and fully integrated Miele and Wolf appliances, including a wine refrigerator and espresso/coffee machine. The master bedroom has an oversized dressing area with walk-in closets and en-suite bath with custom double vanities, free-standing concrete tubs, and custom-designed showers with oversized rain heads.
Residents have access to all the hotel’s services and amenities, which include two Jean-Georges Vongeritchen restaurants and Public Arts, a multimedia performance space. However, the perks of living above the hotel are tempered by certain pitfalls. At least 47 noise complaints have been filed with the city since the building opened in June 2017. Lower East Side residents have also objected to seeing scantily clad guests through their open room blinds.
