35 Hudson Yards is the tallest residential building in the Hudson Yards mega-development, and it also had the highest sale of the past week: Residence #8501, a five-bedroom condo on a high floor, closed for $15,904,250. The price of this sponsor unit represents a small reduction from the last listed price of $16,595,000 and was recorded a few weeks after other sponsor units had their prices reduced to draw new attention and a wider range of buyers. Public records identify the buyer of this unit as Arthur Rabin.
At the Jean Nouvel-designed 53W53, the four-bedroom Residence #48A sold for $12,500,000. The price represents an 18% reduction from the last listed price of $15,250,000, but was nevertheless good enough for the second-highest residential sale. This, too, was a sponsor unit, and the buyer conducted the transaction through an investment group.
Also last week, an entity dubbed Jober Riverside LLC purchased a number of Riverside Drive apartments throughout Washington Heights. The Real Deal reported that the LLC is linked to developer MD Squared Property Group and that it bought 312 Upper Manhattan condo units for a total of $54 million. The publication also speculated that the developer could have bought them on behalf of a partner; their plans for the apartments have not yet been announced.
