For the week ending July 26, 2024, New York's rich history proved to be as much of a draw to luxury buyers as expansive floor plates and excellent privacy: Seven of Manhattan's top ten sales were located in historic districts, and the highest-priced sale took place in a building that combined an individual New York City Landmark with new construction.

The same week a full-floor Tower Residence at 111 West 57th Street had Manhattan's top contract, a full-floor residence a few stories up had Manhattan's top recorded sale. Tower Residence #56 closed for $19,000,000 -- slightly below the $21.5 million asking price when it entered contract in May 2024, and nearly 25% below the $25 million it was initially listed for in January 2024.

The residence is located in the supertall, super-slender tower that rose above the landmarked Steinway Hall. The buyer of this sponsor unit, identified only through an LLC, will enjoy panoramic views of Central Park, direct elevator entry, interiors by Studio Sofield with high-end appliances and finishes, and access to an array of amenities that includes a massive indoor pool and padel court.
The Schumacher A penthouse at The Schumacher recently closed, marking the tenth-highest sale on record for the NoHo neighborhood.
Tower Residence #56 was closely trailed by Penthouse #A at The Schumacher, the Morris Adjmi-helmed condo conversion of a former lithography studio in what is now Noho. The duplex penthouse with private roof terrace ultimately closed for $18,500,000, or $2.5 million below the $21 million asking price when it entered contract in June 2024. Nevertheless, it has the top Downtown sale by an extremely comfortable margin, and the unidentified seller makes a profit, having bought it for $14,800,000 in June 2019. The buyer was identified only through a trust.
Also of note last week, a total of $20,900,000 in sales was recorded across four units at The Cortland, Robert A.M. Stern Architects and Olson Kundig's contribution to the West Chelsea skyline. The two- to three-bedroom homes are all located along a western exposure that makes the most of sunset and Hudson River views, and all buyers will enjoy expansive floor plates and a robust wellness and social amenities package. The closings come at a time when the building is 70% sold, and remaining availabilities start at $3,750,000.
