In the second week of April 2024, contracts throughout New York City dipped in terms of both the number signed and dollar value. It is unclear how much of this can be attributed to anxiety over still-high interest rates and tax day, or if this is a sign of a longer-term trend.
The highest-priced contract was for Penthouse 3BC at The Grand Millennium, a triplex unit with a movie screen and walk-up bar in the living room, a state-of-the-art kitchen, a paneled study, a smart home infrastructure, a private roof terrace, and an asking price of $15,995,000. While good enough for the highest-priced contract of the week, it is the result of a few price cuts, and public records show that the seller, identified by Crain's New York Business as former JP Morgan Chase executive Gordon Smith, is poised to take a loss on it, having paid $18.6 million for it in 2017.

The Grand Millennium converted this pre-existing office building into a mixed-use tower
The Grand Millennium was part of an early wave of luxury condo development around Lincoln Center in the late 1990s. The high-rise converted and built upon a mid-century office building that held Tower Records. The luxury condo boom has spread to the Upper West Side as a whole in recent years: The sixth-highest contract of the week was for Residence #17A at The Westly, which was asking $7,600,000. This four-bedroom residence enjoys triple exposures, Midtown skyline views, and an expansive 2,752-square-foot layout.

Also on the Upper West Side, new skyline standout 50 West 66th Street is still going strong: A total of $12.7 million was signed across two contracts, with the three-bedroom Residence #15A asking $6,450,000 in the tenth-highest asking price of the week.

Also of note, 136 East 65th Street's asking price of $7,995,000 represents a small reduction, but was nevertheless good enough for the top townhouse contract of the week and fifth-highest overall. Daytonian in Manhattan notes that the house dates back to 1871 but would come to greatest prominence nearly 100 years later, when it was used for exteriors in the film adaptation of The Boys in the Band. Since then, it has been brought into the twenty-first century, though not at the expense of original architectural features.
