The twin-towered, Bjarke Ingels Group-designed One High Line has been home to some of Manhattan's highest weekly contracts in spring 2023. But as the seasons changed to summer, the building recorded the highest Downtown contract of the year with West Penthouse 36 asking $52,000,000. The Wall Street Journal announced the contract, saying that if the six-bedroom, seven and a half-bath unit with a private terrace closes for that price or close to it, it would be among Downtown Manhattan's highest ever sold. Information was not available about the buyer.
Olshan Realty's market report notes that the penthouse's price represents a reduction from when it was listed for $65 million in 2018. However, it was still the past week's top contract by an extremely comfortable margin: The second-highest contract was for the full twelfth floor at 515 Park Avenue, which entered contract with a $14,999,999 ask. The 5,000-square-foot condo has six bedrooms, six and a half baths, private elevator access, quadruple exposures, interiors by Tony Ingrao, luxurious appliances and finishes throughout, and full staff quarters with a private bathroom and closet.

Further uptown, 64 West 87th Street entered contract with an asking price of $10,350,000 for CityRealty's highest recorded townhouse contract of the week and the fourth-highest overall. Shortly after the Jacobean Revival-style house was built by Clarence True in 1895, it was sold to Lucius Nathan Littauer, a businessman/philanthropist and longtime friend of Theodore Roosevelt (h/t Daytonian in Manhattan). Over 100 years later, the historic architectural details were beautifully restored amidst an extensive renovation that includes high-end appliances and a climate-controlled wine room in the kitchen, not to mention updated mechanicals, a home gym, and movie theater/rec room in the basement.
