The four-bedroom residence on the 42nd floor features 3,042 interior square feet and a combined total of 2,642 square feet of private outdoor space that includes a wraparound terrace and a 43rd-floor roof terrace with outdoor kitchen.

It was trailed closely by Residence #11 at The Benson, which was asking $15,500,000. Olshan Realty's market report notes that this full-floor, five-bedroom home was originally part of a duplex purchased as two separate floors in March 2022. It was delivered with a staircase connecting the tenth and eleventh floors, but in June 2022, the buyers changed their minds, relisted the two floors for $33.5 million, and also offered the option of the floors separately for $17.5 million. The tenth floor sold in October 2023, and the eleventh floor entered contract last week, reportedly after a bidding war.

In the top downtown contract of the week and third-highest overall, the penthouse at The Minthorne House in the East Village entered contract with an asking price of $9,750,000 after only 16 days on the market. Notable features include a gas-burning limestone fireplace, a windowed chef's kitchen, a library with custom shelving, and a dramatic staircase connecting both levels, but the crowning glory is a Cape Cod-style rooftop cottage with high ceilings, exposures on three sides, open city views, and access to the penthouse's planted terrace. The listing notes that it can function as a standalone studio, home office, or guest suite, but neither the buyer nor their plans for the cottage have been revealed.
Also of note downtown, new development condominium 200E20th signed six contracts last week, coming to a total of $12,200,000. While none of these ranked among Manhattan's top contracts, it nevertheless goes to show that new development in the Gramercy-Union Square area is of interest to luxury buyers.
