Luxury buyers have long found themselves drawn to Manhattan's single-family townhouses, and that was especially the case as June 2024 drew to a close: Not only did individual townhouses account for three of Manhattan's top ten contracts from June 24-30, 2024, but the top apartment contract during this time was for a townhouse unit in a full-service condominium.
The highest-priced contract was for 15 East 93rd Street, a Renaissance Revival-style townhouse in Carnegie Hill asking $12,950,000. The unidentified buyer will arrive to a lush forecourt, and interiors feature a garden-level chef's kitchen with dumbwaiter, a formal dining room with adjacent staff kitchen, a library with wet bar, a half-floor primary suite with wood-burning fireplace, and upper-level bedrooms.

On the opposite side of Central Park, 312 West 88th Street was not far behind with an asking price of $11,650,000. The Flemish Revival-style house designed by Joseph Taft dates back to 1893, and its original character was carefully preserved amidst a meticulous renovation. It is now underpinned by new windows, state-of-the-art infrastructure, and smart home technology.
Townhouses that led Manhattan's top contracts
The third-highest townhouse contract and ninth-highest overall took place downtown at 74 MacDougal Street, which was asking $6,995,000. It is currently configured as a four-family dwelling in original condition; as such, renovations are in order. However, its status as one of only 22 townhouses with access to the MacDougal Sullivan Gardens can scarcely be improved upon. Neither the buyer nor seller was identified, but residents of other townhouses along the MacDougal Sullivan Gardens have included Anna Wintour, Baz Luhrmann, Richard Gere, and Bob Dylan.

The unidentified buyer of Townhouse #6 at Morton Square, which was asking $10,500,000 in the week's third-highest price, would appear to get the best of both worlds: a private entrance to a unit with the layout of a single-family house, and full access to the amenities and services of the condominium, which include doorman and concierge service, a fitness center, and a lounge. This contract was signed shortly after another unit in the West Village building ranked among Manhattan's most expensive, and there are now no more homes for sale in the building.
Also of note last week, the Gramercy Park home of Village Voice founder Ed Fancher entered contract with an asking price of $4,275,000. When Mr. Fancher's son, Bruce Fancher, listed the apartment in February 2024, his broker advised him to leave Village Voice posters up, as they were part of the seller's legacy (h/t Curbed). This strategy appears to have paid off, though the apartment's excellent privacy and key to Gramercy Park cannot have hurt, either.
