The listing describes it as one of the last sponsor units in the building, and Olshan Realty's luxury market report ("Olshan") notes that the asking price reflects a $5.85 million reduction from when it was listed in 2015.
Meanwhile, on the Upper West Side, a total of $16,550,000 in contracts was signed across two three-bedroom units at new tower 50 West 66th Street. Residence #10F had the second-highest apartment contract and third-highest overall with an asking price of $8,650,000. A few floors up, Residence #16E was not far behind with a $7,900,000 ask.
Both units are located in the House portion of the forthcoming tower, and the unidentified buyers will have access to amenities like a fitness center, basketball, squash, and pickleball courts, indoor and outdoor pools, and a port cochere entrance. Before 50 West 66th Street took shape, 200 Amsterdam Avenue was the tallest building on the Upper West Side, but nevertheless continues to nip at its heels in terms of height and sales: Residence #16A, a sponsor unit at 200 Amsterdam, was shortly behind the lower 50 West 66th Street contract with an asking price of $7,695,000, down from the $7,995,000 when it was listed in December 2022.
Additionally, the first week of April 2024 was a good one for townhouses with four among the top ten contracts. The top townhouse contract and second-highest overall was for 244 West 11th Street, a 20-foot-wide, three-story house asking an even $10,000,000. The house is in need of renovation, and is being sold with approved plans that include the addition of an elevator and the ability to expand the 3,340-square-fooot home to 5,451 square feet; all images included with the listing are renderings of the finished product. The unidentified seller paid $8.5 million for it in May 2021 (h/t Olshan).
Another West Village townhouse, 761 Greenwich Street, was not far behind with an asking price of $7,500,000. The circa-1838 Greek Revival house's claim to fame was a stint as the home of U.S. Congressman Moses Leonard as a single-family house; nearly 200 years later, it is configured as a two-family residence with the option to convert back to a single-family home. The buyer and their plans for it were not available.
But while the West Village townhouses need work, 167 East 80th Street is the result of a renovation by AD100 designer Muriel Brandolini, whose "modernist-tropical" work has been featured in Harper's Bazaar, Vogue, Architectural Digest, and Elle Decor, to name but a few. The contract was signed a few weeks after the launch of her new e-commerce shop selling custom djellabas, housewares, and fabric panels.
