Over the past several years, Soho has shot to fame for its artistic history, luxurious shopping and dining scenes, and jaw-dropping apartments in terms of design and price. It shows no sign of slowing down: From August 7-13, 2023, three of Manhattan's top five luxury contracts took place in Soho. The top contract was for Penthouse North at 459 West Broadway, which entered contract with an asking price of $16,900,000. This three-bedroom home has come a long way from its building's industrial past with such perks as key-locked elevator access, 50-bottle wine chiller, smart home technology throughout, and an expansive roof terrace with a full kitchen, seating and dining areas, and an outdoor pool and Jacuzzi. Olshan Realty's luxury market report notes that the ask represents a reduction from $18,750,000 when it was listed in October 2022, and that the unidentified seller paid an even $16 million for it in 2017.
Less than two blocks away at 152 Spring Street, the condo conversion that Daytonian in Manhattan calls "the half house," another penthouse entered contract. The asking price of $7,500,000 represents a price cut from when it was listed for $8,995,000 in September 2021, but that was nevertheless good enough for the fourth-highest contract of the past week.

Between the protections of the historic district and only recently updated zoning requirements, new residential construction in Soho has been few and far between in recent years. One building that managed it was 15 Renwick Street, whose design by ODA Architecture offers a modern take on cast iron architecture. Penthouse 3, a four-bedroom duplex with four bedrooms, five full baths, 3,575 interior square feet, and a total of 770 square feet spread across two private terraces, had the third-highest contract with a $7,950,000 asking price.
But for all the excitement of new construction and edgy conversions in Soho, Manhattan's traditionally wealthy enclaves are not to be overlooked. The second-highest contract was for 6 East 74th Street, an Upper East Side townhouse with high ceilings, teakwood interior details, a stained-glass conservatory, multiple private terraces, and a $16,800,000 asking price. The listing notes that it is ideal for a single-family conversion and currently configured as four residential units and a garden-level professional office. One of the apartments was owned by Lisa Howard, an actress-turned-journalist who was ABC's first female anchor and an intermediary between the United States government and Fidel Castro. She hosted a secret meeting between diplomats, and later a cocktail party for Che Guevara, in her apartment.
Further downtown, Residence #8/9C, a four-bedroom duplex at the prestigious River House, entered contract with a $6,500,000 asking price in the fifth-highest contract of the past week. Public records identify the seller as a trust linked to business executive John P. de Neufville, and indicate that he bought it for $5,150,000 in summer 2014. It has been on and off the market since October 2021, when it was listed for $7,950,000. The buyer was not identified, and it remains to be seen whether they will pass muster with the building's notoriously selective board.
